-CHECK-IN: 3:00 - 5:00 PM. Special late check-in by request only. If you are going   to be later than  7PM please notify us asap for late check in instructions.

-VISITOR POLICY: Use of the rooms/suite areas is reserved exclusively for our registered guest.   Please, no visitors to guest rooms between 9PM and 9AM.
-TOBACCO USAGE: The INN is Tobacco Free In conjunction with West Virginia laws we have  designated outside areas for our guest wishing to use tobacco products. A $250.00 fee will be  charged if you are using tobacco products in any other areas, and will be asked to leave without a  refund.
-The INN is not responsible for theft or damage to personal property.
-RATES were determined per person upon you booking the room(s). Any additional guest during your  stay will be an additional cost of $20 per night added to your credit card. 
-A $20.00 credit card will be levied. We accept Visa, MasterCard and Cash.
-THE USE OF ANY ILLEGAL DRUGS will result in the Sherrif being called and the guest removed from the property without refund.
-GUEST GENERATING EXCESSIVE NOISE OR BOTHERING OTHER GUEST will be asked to  leave the INN immediately and held responsible for the entire amount of stay.
-COOKING INSIDE ROOMS USING ELECTRIC OVENS AND GRILLS other than the Master Suite is  strictly forbid. An additional charge of $250.00 will be billed to your credit card for cleanup and repair  by using such electric cooking equipment plus an additional cost for any other damage created by  using such electric devices. This policy is also created due to insurance and security reasons.
-CANDLE AND INCENSE BURNING are not allowed in rooms or on patio and decks for insurance  and security reasons. Guest will be charged for damages or excessive cleaning caused by candle or  incense burning and will be asked to leave immediately.
                                            RESERVATION POLICIES
-FOR SECURITY REASONS, The Photo ID and the Credit Card used to make the reservation are  required at Check-In.
-TO SECURE YOUR RESERVATION, the reservation is charged in FULL to your Credit Card at the     time you make your reservation. You will receive confirmation and a receipt by email.
-A CREDIT CARD AND RELATIVE INFORMATION will be taken for every reservation and kept on file  regardless of final payment method until departure and rooms have been inspected.

                                  GENERAL CANCELLATION POLICIES
-AS A SMALL INDEPENDENTLY OWNED INN, CANCELLATIONS AFFECT US DEARLY. We  understand that plans change at the last minute. We hope you understand that, as a small B&B INN  with limited availability, we must enforce our cancellation policies.
-YOU ARE RESPONSIBLE FOR THE ENTIRE COST OF YOUR STAY. No credit for another date  will be made for NO-SHOWS or Early Departures and you will forfeit your payment.
-A $30.00 FEE PER ROOM IS ASSESSED FOR ALL CANCELLATIONS AND ANY CHANGES TO  THE RESERVATION, other than adding room nights and will appear on your receipt.
-CANCELLATIONS: A $30.00 FEE will be charged for any re-bookings.
-CANCELLATION POLICY: Only a Re-Booking is available for cancellations. We will honor your total  booking up to one year. The booking does not apply to staying separate nights/dates due to numerous  cleaning fees.
-EARLY DEPARTURES: While we sympathize with unforeseen circumstances, once you have  checked in, the room is no longer available to rent therefore NO REFUNDS  will be given.
-OTHERWISE, TO RECEIVE CREDIT FOR ANOTHER DATE, LESS THE $30.00  CANCELLATION/PROCESSING FEE(S) PER ROOM. You agree to give us Notice of cancellation      By Email kt3mcc@aol.com - 304-426-4700. If you do not receive a cancellation confirmation email  within 24 hours, please call to make sure we received your request.
                                                           PET POLICIES

-MUST CALL 304 426 4700 FOR PET RESERVATIONS. Guest bringing pets must book prior to bringing pets.
-DOGS can be accommodated if 50 pounds or less but MUST STAY INSIDE CAGE provided by pet owner. The pet is NOT allowed in any other guest rooms or interior public areas of the INN out of respect for our guest and staff who suffer from allergies.
-NO CATS out of respect from our guest and staff who may suffer from allergies.
 PET LODGING FEE. If there is damage greater than $200.00 the guest agrees to pay, upon receipt, for  the full amount of the actual damages incurred plus any lost income.
-PETS MUST BE NEVER LEFT UNATTENDED in the Guest Rooms or on the premises and are not  allowed in the Dinning Rooms or the Interior Public Areas of the INN.
-GUEST AND THEIR PETS MAY BE REQUESTED TO LEAVE if at any time the pet is out of control  or causing disturbance. If requested to leave the entire amount of stay will be Non-Refundable.
-SPECIALS AND DISCOUNTS DO NOT APPLY and you must make arrangements for the PET at the  time of booking at the INN.

Cancellation Policy
